What we do

CRE Capital Management is a real estate private equity firm focused on value-add and core income investing in transitional and generational real estate across the major asset classes in select Sunbelt markets.

We use a data driven approach to identify, track, and ultimately acquire income-producing assets to hold over five to fifteen-plus years. Our acquisition approach enables us to create a diversified portfolio that maximizes profits with a long-term perspective and short-term potential.

Investment Strategies

Value Add Strategy

Investment in the Value-Add strategy will most often follow a traditional buy, fix, and sell business plan. Value- Add opportunities are typically well-located properties that are underperforming their potential due to deficiencies in the physical plant or in the existing management. CRE Capital Management will orchestrate tried-and-true upgrade programs to capture the value gap most efficiently.

Core Income Stategy

Investments in the Core Income strategy will focus on properties that are built to withstand any part of the economic cycle. Core Income properties will have supply-constrained locations, higher income residents, and limited capital requirements. These properties will generate the majority of their total return from annual cashflow.

In our data driven approach, we conduct ongoing multifaceted analyses of traditional and non-traditional data to identify the markets positioned to outperform traditional gateways and the United States, overall. We look for markets that can capture the highest quality components of GDP growth and markets that demonstrate specific characteristics that drive ongoing expansion.

We have identified select Sunbelt markets which are presently of primary interest for our acquisitions. Within those markets, we have further identified various submarkets where existing market conditions best fit our current investment criteria.

Abhi founded CRE CAPITAL MANAGEMENT in 2022. His relationships with brokers, investors, and lenders have been a key catalyst to the Company’s growth.

Before founding CRE CAPITAL MANAGEMENT, he spearheaded the Industrial asset class investments at a prominent regional private equity firm headquartered in Atlanta, GA. In less than a year at this PE, he grew the Industrial asset portfolio from 0 SF to 550,000 SF across six submarkets in the Southeast.

Before this role, he was an Audit Manager at Ernst & Young (EY). At EY, he acquired over seven years of experience in providing assurance to several Fortune 500 companies. In addition, auditing global multi-billion-dollar real estate conglomerates has allowed him to peek into their underwriting, acquisition, operational, and management strategies. Abhi graduated from the University of Georgia with a master’s degree in Accounting and Audit Systems.
